AGREEMENT OF SALE
This agreement of sale is made at Karachi , this __________day __March___2009.
Between
Mr. ----------------------------- S/O ------------------------------------. Holding national identity card # ------------------------, Adult resident of ---------------------- P/o Tehsil & Distt. Dadu , hereinafter called the vender party of the first part:
And
Mr. ----------------------------- S/O ------------------------------- - Holding national identity card # --------------------------, Adult, resident of House No.-----------------------------, Gulistan e Jauhar, Blk-09, Karachi. hereinafter called the vendee party of the Second part
(Both expression shall where ever the context so permits , means and include their heirs, Executers, Administrator, Successor, and Assigns,)
Witness as under:
Whereas the aforesaid vender is at the date of these presents sized and possessed of and otherwise will and sufficiently entitle to ------------------------.14, BHITTAIABAD consist on Three Shops & behind remaining plot hereinafter called “Said Property”.
Vide: Approximately 165 Sq Yards.
And whereas the “Vender” agrees to sell and the, “Vendee” above named agrees to purchase the “ Said Property” for a lump sum price of Rs: 21,00,000 /- (Rupees Twenty One lacs Only), on the following terms and conditions:

1. .That the vender above named has received a sum of Rs.21,00,000/- (Rupees Twenty One lacs Only), Through cash from the vendee being the full and final sale settlement of the above “ Said Property” receipt whereof the vender here by fully admits and acknowledges.
2. That the venders here by convents that he / she is the right full and legally absolute owner of the “ Said property” having valid marketable title in his / her name further under tax to indemnify the vendee against all losses or damages if caused due to any mis-statement, concealment of facts or any defect in the title.
3. That the vender has this day delivered peaceful vacant physical possession of the “said property” to vendee with all its complete / requisite documents and has hence surrendered, ceased and withdraw all his / her rights, title ownership in respect of the “ Said Property” up to the date of the above named vendee.
4. That the vendee hereby undertakes that he will be satisfactorily responsible to cleared all the all dues of KESC Energy bill in respect of the said property.

5. That the Vender hereby undertakes that he will be satisfactorily cleared all, levies, Taxes, Arrears etc. in respect of the “ said property” up to the date of agreement and possession.
6. That the vendee shall pay all the expenses of Documents whatever required to vendee in respect of “Said property” from time to time.

Received a sum of Rs. 21,00,000 (Rupees Twenty One lacs Only),Through Cash From ---------------------------------------- S/O --------------------------------------------
Being the full and final settlement of the sale price Rs. 21,00,000/- /- (Rupees Twenty One lacs Only), For -------------------------------, Bhittaiabad, Gulistan e Jauhar, Block-9, Karachi, which is consist on Three Shops Behind remaining said plot.
And nothing is outstanding to the vendee being the full and final settlement and sold / assigned to vendee and delivered vacant possession with its original requisite / relevant documents and receipts etc as per Agreement of Sale.
